If you have a free piece of land that's going to become a jungle, then let me show you how you can make a passive income from it. This idea came to me while trying to find a free parking spot on a Sunday near a medical center. You know, on Sundays everybody books doctor's appointments and their vehicles take all the parking spots on the side of the road. It's very hard to find a parking spot during business hours. So patients have to walk for more than 500m to reach the hospital. They come sweating and exhausted. I feel like nobody likes grumpy, sweaty people, so this is annoying not only to the patient but to the doctors, staff, and other coustomers too.

While this happens, I saw a few big enough land lots in that 500m suitable for car parks. I know it's not my business to mess with your business. But can you imagine how many people would thank you for opening those gates and maintaining car parks? You don't have to open them for free. You can ask for a reasonable price on an hourly basis. Maybe not hourly, but for the entire stay for a day. So patients don't have to worry about parking fees stacking up. Check out the little banner I made for such a business on the Canva website.

But now you will ask, helping people is all good and all, but where is the promised part? How is this going to be a passive income? To make this business into a passive income, you gonna have to hire a reasonable, honest man who can do the admin work of the car park, like issuing tickets and collecting money, as well as organizing how people park. At the end of the day, nobody wants to get stuck in a car park because someone decided to park in the wrong place. So, first look for someone from your friend group or family circle who is looking for a Job and ask them about your idea. Then hire a few people and clean up the place, make it into an organized parking place where oncoming traffic and outgoing traffic don't collide with each other and create chaos. Check with local authorities and complete all the necessary legal requirements. Now you have a car park business that, at the end of the day, gives you money without doing any actual work.

Now, what about my people who don't have land near a hospital? Are they abandoned? No, they can do this like a seasonal business. But still, location is important. You know, when you have local festivals, a fair, a mela, or a musical show, people always look for safe parking spots. Help them and ask a price for your time and work. Clean up your land so no sharp objects will impale tyres or people. Fill up those potholes. Have a few people as guards. Maybe don't if your area doesn't have much illegal activity. But still, there are always opportunists. So be careful.

University Campus

Now let's say you live near a University campus and you have a big piece of land. In that case, you can build some houses and rent them to students. You can even start a catering service for them. But remember, it requires more work and some money in the beginning than having a car park business. But if you can pull it off, it's a great way to earn some passive income. But keep in mind that students' well-being must be the number one priority.

• Rent the land for businesses
• Build giant billboards and rent them
