My experience with RealT - Earnings from real estate

Overview of my experience

 

A couple of months ago I came across RealT. It provides an opportunity to make fractional investments in real state trough the blockchain. 

The best thing about it: you get rental income for the tokenized properties you hold. 🤑🤑🤑

As they say on their website:

For the first time, investors around the globe can buy into the US real estate market through fully-compliant,
fractional, tokenized ownership. Powered by blockchain.

These guys have at least 10 properties already on the market (most of them are sold out) and every month they are putting new ones on the market. You can check the marketplace here. 🏘

Everyone can track the ethereum addresses of each tokenized property:

In the market place, I could check the basic information about the property I was interested in buying. It was possible to check, besides the token price (of course), the property gross rent/year, the rent per token/year, the total tokens and so on.

There was a quick "know your customer" (KYC) process before buying the first property (some restrictions may apply) and after that, I was good to go! 📃

The payment can be made with the following cryptocurrencies:

I paid with USDC and the process took just a few minutes.

After the payment, I received an e-mail with some documents to sign digitally (basically an agreement with the terms of the purchase). A few hours later the RealT team checked everything and my first tokens arrived in my ethereum address. 😎

All this process worked really well for me.


My earnings so far

 

The payments are made in USDC every three days (it used to be made every day before the increase in gas prices on the ethereum network). 

The income I get is proportional to the number of tokens I hold. 💵💵

These are the payments from last Friday (note that I hold tokens of two properties, that's why I get these two payments):

On that same day, June 5, I bought 2 more tokens of this property.

And these are the payments I  got today, June 8, already including the rent from the new tokens I got on Fryday:

I know, it is just about $ 0.50 or $ 0.60 every 3 days, which means around $ 0.20/day. But these are my points:

  • It is a real state investment, not a crypto investment (although it involves crypto). That's why, in my opinion, this kind of investment is a marathon, not a sprint.  If I buy more tokens every couple weeks, at the end of the year I'll get a lot more from rental than I get today, so my earnings are going to be a way more relevant than they are right now. If I can do it for several years, I believe I can achieve a great amount in the long run. 🏃‍♂️🏃🏿‍♀️🏃‍♂️🏃🏿‍♀️
  • I rather hold Realt tokens than stable coins because I can earn interest on them while they are resting in a hardware wallet. The average return per year is around 11% as you can check here. 💰
  • Most of the properties tokens are listed on Uniswap so, if you are a RealT token hodl you can sell it, or buy more, in a simple and fast transaction (you can get more information about it browsing the RealT Discord channel).

It shows how you can get back a stable coin (or even ETH) with a simple transaction.
