Fundrise
Real Estate fund.
I have 6 rental properties that I manage and wanted to find something that would allow me to be more hands off and maybe begin to play in a larger format rental market.
I do single family homes, the most I have paid is 100K with 3 under 40K price. My 1st property was 27K added about 10K in plumbing and paint and fix up. A lot of clean up more then anything else. I have had it for 10 years, its now worth about 90K and rents for $1125 a month.
I never wanted to play with the 200K houses that are around because if I screwed up recovering from 200K or 30K mistake is a big difference. You don’t have to jump into big money houses there are always reasonable houses in still good neighborhoods that with a little (or a lot) or work can be very profitable.
So why Fundrise?
I wanted to get into larger apartment complexes and knew the million dollar funding would be more then I want to take on. Fundrise allows me to get into the large apartment space with little risks because its spread over several projects and not just one. They handle the management and I can invest a small amount and grow it over time.
I started with 1K added another 9K when I have some spare cash over the 1st year and now invest $100 a month. Over the past two years I have done well with this fund. I now have $20,503 in the fund
