Today is my last day (third of three) using this WeWork space (for free, thanks to Revolut), and I thought it'd be cool to break down the costs versus revenue of the location.
Obviously I had to ask AI for help so take what follows with a pinch of salt.
I won't mention where I am, but I can tell you it's a major European city.
The building is massive, around 126,000 square foot (11,700+ square metres), spanning seven floors. Or eight, depending on how you count them.
All but two floors are reserved for companies that presumably operate with long-term contracts, leaving walk-ins and random bookings like mine with two floors only: the ground floor and top floor.
According to Gemini, at 85 percent occupancy, this venue is generating between $1.5 and $1.8 million per month.
Running costs? Well, rent is the largest expense. According to Gemini (but it can be trusted on this) real estate in this exact location commands $1,000 per square meter per year.
Translated? We're looking at $900,000 - $1 million per month, plus taxes and insurance.
Staffing. The building is open from early in the morning till 9-10 PM and there are community managers, desk managers, janitors and so on. That's $40,000 per month.
Then there are other things like utilities, maintenance, cleaning, and so on - that's another $100,000 per month.
There's also a bottomless cup policy for coffee (all day) and beer (5 PM -7 PM) and people (including myself) exploit both ruthlessly. That's at least $20,000-$30,000 a month.
Gemini calculated a $250,000 margin per month but I'm not that sure.
This building is generating a hefty revenue for sure, but it's very expensive, and I'm not seeing 85 percent occupancy here.
Literally as I'm writing this - Thursday, middle of the day - I'm seeing around 11 empty desks out of around 30. That's not 85 percent.
