SF Collections (Official)
There are currently 18 San Francisco specific collections in the game that give UPX boosts to your monthly income. In this section, I will give some high-level details of each. In the later Buyer/Seller’s guide, I will discuss the current expected price ranges details. I recommend not attempting to collect any of the rare/ultra-rare unless you’re confident you can complete the set. You don’t want to spend hundreds of thousands and only end up being able to get the 40% City Pro Bonus. Estimate Cost to Achieve is just that, an estimate, please note market conditions and your ability to find/negotiate a good deal could make a huge difference in these numbers. For more details on these costs please see the buyer’s guide section.

The first sold-out neighborhood in Upland, that was a very exciting event for everyone involved but now it means there are no unminted properties and it’s all aftermarket sales. For me, the 85% UPX interest boost does not justify the property mark-ups. That being said if you’re buying in HA it shouldn’t be for the interest, go to Pacific Heights and grab some cheap unminted properties and take the 80% bonus. You come to HA because you want to be involved in flipping these properties.

Overall recommendation: Sell/Hold
Based on the latest data, it appears that 40% of HA is owned by 4 players with one owning 169 of them. I have been very bullish on this collection in the past when the collection was in the 40-45k range and you could even get some for 30k. At this point 70k and 20x minting cost is just more than I think these are worth. With more cities and more collections on the horizon and especially with community collections I think your UPX is better spent elsewhere.
Buy: Don’t unless you’re a completist or you get a great deal
Sell: 60k UPX Min, any property, any size

Guide comments and recommendations:
This is a random collection of properties that were bought in the founding year of 2019 (prior to Dec 9th). Given that criteria, there is no, and will never be, any unminted properties in this collection so it’s entirely second hand. This is a unique collection in the sense that the UPX interest bonus is almost irrelevant. This is NOT the collection to buy to boost your monthly interest earnings. While the 130% boost may seem appealing (and certainly use it if you have the collection) a starter property for this will run 175,000 UPX+ and you need 4 of them to complete the collection. That said, these properties are completely priced based on future speculation and value of the rarity so you may be able to snag one cheaper if a dormant player comes back and lowballs the market.

Overall recommendation: Hold/Sell
If you were one of the founding players or someone like me who bought some of these for <100,000 to complete the collection I think it's a fine time to sell. True founders will likely make 20x what they paid and I don’t see their value getting too much higher in the short term, ~6-10 months. The reason for that is as the lowest available price raises, more founders will be incentivized to liquidate their holdings. Investing 1M in NY or other collections has the potential to earn you a significant amount more interest over the next year and the properties will also hold their value.
Buy: Try to get under 150k per property
Sell: With the current lowest being 170k and there hasn’t been a lot of movement on these, if you find a buyer at 150k its likely a good deal
Bonus thought: These properties have been slow to move, especially with lots of new shiny things to spend UPX on and the overall price hasn’t gone up nearly as much as some of the other collections. And with 619 total properties, supply might be more than demand right now.
